Met House Painters of Salt Lake City
Hiring home painting contractors in Salt Lake City means hiring a trade, and trades should behave like one: licensed, insured, on schedule and documented. Met House Painters is a locally owned and operated contractor — not a franchise — based downtown at 650 S Main, and we work both directly for homeowners and alongside general contractors and remodelers across the city.
This page is for people who want the contractor view: what the paperwork should look like, how we fit into a larger remodel, how change orders and scheduling actually work, and what separates a contractor-grade paint job from a quick coat of color.
Utah treats painting as a licensed contractor trade, so a company working on your home above a small-job threshold should hold a state contractor license, carry liability insurance and cover its crew with workers’ compensation. Met House Painters is licensed and insured, and we provide a certificate of insurance on request before work starts.
Accountability is the other half. One owner is responsible for your project from proposal to final walk, and the proposal is specific enough to be checked against: surfaces, prep steps, products, coats, dates and price. On pre-1978 homes, which make up most of Salt Lake, the proposal also states how lead-safe containment and cleanup will be handled, because that affects both schedule and cost.
A lot of our work comes at the end of someone else’s: a kitchen remodel in Sugar House, an addition in Millcreek, a basement finish in Rose Park. We are used to being the last trade in and the one everybody is waiting on.
That means coordinating with the GC’s schedule, protecting new floors and countertops that cost more than our contract, matching existing trim enamel in rooms that were not remodeled, and flagging drywall or plaster issues before finish coats make them permanent. We attend walk-throughs, keep a punch list, and give the GC daily updates in whatever format they use. Remodelers who need a painting sub they do not have to chase can reach us through our contact page.
Thinking about a project in Salt Lake City? Get a clear, written proposal from a local crew.
Old houses hide things. Open a soffit and find rot; strip a door and find three colors of lead-era enamel. When scope changes, we stop, show you, and price the change in writing before continuing. No verbal add-ons that surprise you on the final invoice.
Scheduling works the same way. The proposal carries a start date, expected working days and a weather clause for exteriors. If a monsoon week or an early October freeze pushes us, you hear it from us the same day, with a revised date. For whole-home work we provide a phase plan so the home stays livable; see our home painting page for how that is sequenced.

Yes, before work begins, and naming the homeowner or general contractor as certificate holder if requested. It is a normal part of our paperwork, not a special request.
We do, on remodels, additions and basement finishes across Salt Lake City. We follow the GC’s schedule and site rules, protect finished work from other trades, and keep a punch list so closeout is quick.
We stop in that area, show you the problem, and give you a written change order with the price and schedule impact before continuing. Work elsewhere on the house keeps moving so the day is not lost.
Payment terms are spelled out in the proposal, typically a deposit to schedule and the balance tied to completion milestones. We do not ask for the full amount up front, and lien waivers are available with each payment.
As early as the rough schedule is known, ideally several weeks before paint-ready. We can hold a window and adjust as the project moves, which is far easier than finding a crew the week drywall is done.
